30 Quick and Simple Social Media or Email Marketing Ideas

We’ve talked before about how important and impactful your online brand can be.

When used effectively, your email and social media marketing can help you form relationships with leads and build their trust in you.

You can paint yourself as the local expert, the real estate expert and someone who genuinely cares about being there for his or her clients and the community.

There are so many ways you can use these platforms. There are also almost endless amounts of content ideas you can use. We’ve put together a list of 30 simple ideas to help you build your online presence. These strategies can be used on your social media channels or in your email marketing.

You don’t need to create this content yourself. Simply sharing something you think your audience will like, then providing your own spin or commentary on it still provides value. People understand your job is your focus and you don’t have time to create your own content. However, if you do have time to write your own blogs, they’ll be more effective than content you curate. Connect with Leads

The first category of content is tips to attract seller leads. These work best with an email list of leads you bought or built. They also work on Facebook, but more likely if you run ads directed toward people interested in selling most likely to be selling their homes — NAR® research shows the typical home seller is 55 years old, with a median household income of $98,800.

  1. Home-staging tips - Sending these tips to FSBOs or expireds works well. Repost content from hgtv.com or a similar website with your own caption, or write your own list.
  2. Home upgrades that improve value - Help homeowners who want to sell in the future but feel hampered by run-down parts of their home.
  3. Home repair or improvement tips - This is the same concept as the last tip, but with less extreme measures than full upgrades.
  4. Gardening and lawn tips - If you can find statistics about home sale prices with great-looking yards compared to average-looking ones, that would be the perfect info to pair with these tips.
  5. Recent sales in your city - The more in-depth information you can provide, the more you can appeal to a broader audience. Homeowners will be interested in sales prices for homes in their area.
  6. Market predictions for upcoming quarters - This would inform readers how a sale could look for them when if and when they decide to sell.
  7. Offer free home valuations - Be sure to point out why estimates from sites like Zillow are often inaccurate and why your valuation holds much more weight.
  8. Content that shows why now is the best time to sell - If you write it yourself, you can spin it any way you'd like, though you can probably find content already written on this.
  9. How you make a difference selling homes - You can include information from your listing presentation. You can include your listing photos or anything that separates you from other agents. 
  10. A rundown of the inspection process - A lot of homeowners don’t know the ins and outs of home inspections and will take interest in reading what you have to share.

Connect on a Local Level

The next group of ideas can make you look like the local expert. People want to work with agents who know the ins and outs of the area, the business climate, and upcoming events. It adds another layer of trust to your relationship with your online audience.

  1. A weekly or monthly event calendar - If any of your followers get their plans or know what’s going on locally because of you, they’ll trust you and your brand even more. Staying on top of what's happening at least monthly will be a big step in showing your local knowledge.
  2. Local restaurants with deals or where kids eat free - This could be a good opportunity to partner with a local business owner for some cross-promotion. Either way, passing deals and specials on to your audience is a great way to connect with a lot of people.
  3. Things to do with kids in your town - Parents are always looking for fun and enriching things to do with their children. Those same parents might be looking to buy or sell in the near future.
  4. Holiday guides or lists for your area - Talk about the best places to buy a tree, pick out a pumpkin or see light displays during the holiday season. This is another good opportunity for cross-promotion.
  5. Lists of your favorite or the best restaurants and bars - Use your own list or someone else's. People love rankings.
  6. Free things to do over the weekend - Everyone loves having fun for free.
  7. Restaurants with patio dining - These are best to share during warmer months for obvious reasons.
  8. Summer camps for kids - When school gets out, parents are going to be looking for places to put their kids in over the summer.
  9. Day trip ideas in your city - Either find a list or come up with a few ideas for a quick and adventurous day trip in your city. If you live in a populated area, chances are a lot of these lists exist already.
  10. A list of dog parks or things to do with your pets - All of these ideas give you a chance to connect with your audience. If someone uses your ideas, they’ll think of you when it comes time to sell.

Connect with Everyone

The last set of ideas appeal to a general audience. The worst thing you can have are stagnant social media profiles. People will unfollow and forget about you. These are good ways to stay in front of your audience.

  1. National housing market news - This is relevant to anyone who owns a home, not just the ones in your area.
  2. Kitchen and bathroom trends for 2019 - Here are some sites that can help you out with this list.
  3. Posts about random holidays - For example, on national pet day, ask your followers to comment with a picture of their pets. There are an almost endless amount of these “holidays.”
  4. Funny homeownership or real estate memes - Everyone loves memes, especially when they can relate to some of the hassles of homeownership.
  5. Mother’s and Father’s day gift ideas - Everyone is looking for unique gift ideas for their loved ones on these holidays.
  6. Payment assistance programs in your city - This could help people thinking of a move, who were previously uninformed of these programs.
  7. Credit score tips - Give tips for how to raise scores and keep them high. Bad credit is a major roadblock for people who want to buy and sell.
  8. Before and after fixer upper photos - People love seeing a massive change in a run-down home before it is sold. Bonus points if you were personally involved in the upgrades. You can also provide recommendations on local contractors in exchange for them referring clients to you. 
  9. Real estate of the rich and famous - People love reading about celebrities. Post a list of the most lavish celebrity homes and mansions, along with their prices.
  10. Real estate trends of 2019 - Another idea that is applicable to anyone who owns a home.
